Position Overview and Responsibilities

At Sentral, we are building a team of people-first focused individuals who thrive on going above and beyond. The Sales Manager is tasked with the direct oversight of all leasing activity at the property. This role is also responsible to ensure our customers feel loved from the first point of contact and through the entire lifecycle. The Sales Manager is charged with setting the framework that allows the team to feel empowered and guarantees a positive and fluid experience by working to save our customers' most valuable commodity, time.

This is an in-person position located on-site of the property.

What You’ll Do:

  • Uphold Sentral’s standards, best practices, policies and procedures, and value of excellence in customer service
  • Establish rapport with residents and guests so they always feel loved
  • Engage in daily leasing huddles, discussing leasing goals, host recruitment, prioritizing available units, and soliciting feedback to stay on top of game!
  • Create a personal and inviting environment for all prospects and residents.
  • Effectively motivate staff members daily to promote a positive and exciting work environment.
  • Perform and oversee leasing efforts, such as conducting property showings, qualifying applicants, closing prospective residents, and notifying applicants of approval or denial.
  • Keep the resident up-to-date database while monitoring occupancy and availability of units.
  • Maintain Availability List and Status Report, determine the termination date of lease rentals.
  • Ensure that follow-up telephone calls are made to all qualified unclosed traffic within 24 hours.
  • Complete accurate Daily Reports to ownership reflecting tour information and lease count.
  • Conduct market analysis, prepare market surveys, and assist in the off-site marketing program.
  • Spearhead Renewal Workflow with Experience Team to meet appropriate notice period.
  • Partner with the Marketing Department to organize and create Prospective Resident events to increase visibility and sales.
  • Build the company image by cultivating relationships with influential companies and figures throughout the area and through attending networking events and relevant industry events.
  • Assist resident inquiries with ledgers, rentable items, lease generation, transfers, and violations leading up to evictions.
  • Assist with eviction of residents in compliance with court order and directions from the Legal team.
  • Coordinate with staff to maintain current leases, collect payments, post rental payments, and impounds as due, and remove completed payments and impounds.
  • Assist in completing accurate Deposit Accounting for move outs with the Director of Building Services to ensure proper assessments are charged and documented.
  • Maintain all signage in optimal condition and visibility, including proper lighting and visible to street traffic.
  • Inspect Property routinely to ensure optimal conditions and report any repair or replacement needs to the Director of Building Services.
  • Ensure staff compliance with Fair Housing requirements and all applicable laws, codes and ordinances.
  • Manage current lease audits, property inventory, and service contracts, arrange new contracts, and terminate existing contracts as required.
  • Conduct home inspections to determine and report completeness, functionality, and condition prior to occupancy with the Director of Building Services.
  • Complete all equipment and supply leases/purchases for the property.
  • Train new sales/leasing associates.
  • Perform other related duties and assignments as needed and assigned.

Skills and Experience

  • Bachelor’s Degree or equivalent experience preferred
  • Management/employee development experience
  • Success in Leasing environment
  • Proficiency with Yardi, CRM, Rent Café.
  • Solid understanding of Microsoft Office (Outlook, Excel, Word)
  • Strong knowledge of operations with budget formulation
  • Ability to work independently and as part of a team
  • A drive towards high-performance sales and a passion to be first in class
  • Analytically minded with the ability to swiftly pivot when market or team dynamic changes
  • Must possess strong attention to detail, leadership skills and sales ability
  • Demonstrated ability to lead teams
  • Strong oral and written communication skills
  • Great time management skills
  • Computer literate with capability in email, MS Office and related communication tools
  • Must be willing to participate in training in order to comply with new or existing laws
  • Demonstrated ability to diffuse and respond to customer concerns to avoid escalation of the problem
  • Ability to work a flexible schedule, including evenings and weekends
